Greece planning board approves new Delta Sonic, with conditions

Delta Sonic will be required to provide a traffic impact analysis and ensure compliance with noise abatement measures as conditions for opening a new car wash and gas station off Long Pond Road in Greece.

The Greece Planning Board last week granted approval for development of an outparcel within the Wegmans plaza on Long Pond, between Latta Road and Banbury Drive.

Delta Sonic‘s intended 40,000-square-foot development includes a conveyor car wash, 16 fuel pumps and a detailing facility on the plot of land owned by Wegmans at 3177 Long Pond Rd. The parcel sits just west of McDonald’s and across the plaza’s ring road from an ESL Federal Credit Union branch.

The proposal was approved by a 4-1 vote (with one absentee) but came with several stipulations, including a traffic study within one year of opening to determine how the vehicles visiting Delta Sonic and the adjacent McDonald’s impacts the area.

Because the location is within a half mile of Athena Middle School and Athena High School, that study must be conducted in the fall, when classes are in session and traffic is at its peak.

Delta Sonic could be required to implement mitigation measures, depending on results of the study.

Neighbors expressed concerns at a public hearing and again at the Feb. 18 planning board meeting about additional noise that will be created by the facility.

As a result, Delta Sonic will not be allowed to install exterior speakers or play music at the site, and the firm must post warnings to deter excessive noise by customer vehicle sound systems.

Within six months of opening, the company must have an “independent, qualified acoustical consultant” perform a study to verify the facility is complying with town noise standards.

If the study determines the noise levels exceed acceptable standards, Delta Sonic will be required to “implement additional mitigation measures as directed by the town,” which may include “supplemental sound attenuation, equipment enclosure or relocation, operational modifications or additional buffering.”
