The 25-acre retail destination draws strong leasing interest ahead of its summer groundbreaking
Trademark Property Company (Trademark) continues the leasing momentum at its forthcoming Dunham Pointe retail village in the fast-growing Houston suburb of Cypress, Texas, with the commitment from a national organic grocer to anchor the project and signing a growing roster of noteworthy tenants, including Shake Shack, a national junior fashion anchor, Amorino Gelato, Milkshake Factory, Pokeworks, and several others that choose to remain confidential.
Anchored by a national organic grocer and a couple of national junior anchors, the 206,000-square-foot destination is expected to break ground this summer. Trademark has signed leases with six tenants for 35,000 square feet, and is in active lease negotiations with more than 12 tenants totaling 65,000 square feet, as well as letters of intent from more than 10 additional retailers reflecting strong demand for the project.
“We have never seen pre-leasing demand this strong at any other project. Retailers are actively looking for well-located projects in affluent growing trade areas, and we’re seeing that play out at Dunham Pointe,” said Terry Montesi, CEO of Trademark. “There has been very little new retail supply delivered since 2009, which has created significant pent-up demand from both national brands and emerging concepts.”
Located at the intersection of Highway 290 and Mason Road in the heart of Cypress, an affluent area experiencing substantial growth, Dunham Pointe will span 25 acres and encompass 206,000 square feet of ground-up retail. The development is part of the larger Dunham Pointe master plan, a 1,300-acre community that will feature 2,500 custom-built homes. Trademark is working closely with Dunham Pointe Development to create a highly amenitized and walkable community.
The tenant lineup will feature a curated mix of retail, dining, and lifestyle options.

Dunham Pointe is joining Trademark’s portfolio of Houston-area properties, which includes Market Street – Woodlands and LaCenterra at Cinco Ranch. Market Street is an early example of a winning mixed-use strategy, consisting of almost 400,000 square feet of retail, including a mix of premier, first-to-market brands, 15 restaurants, a luxury cinema, and a high-end, one-of-a-kind H-E-B grocery store; 115,000 square feet of Class A office space; and a 70-room, 70,000-square-foot Hyatt Centric hotel.
