122-Acre Colorado Ranch With Luxury Log Cabin Heads to Auction for the Second Time in Two Years 


A 122-acre equestrian ranch in the Rocky Mountains near Eagle, Colorado, that’s listed for $9.875 million is headed back to the auction block for the second time in two years.

Bids for the property, which can be bought as a package or as three separate parcels, will be accepted through Jan. 23.

The ranch, which has a main house, a cabin and an equestrian center, was listed for $15 million in July 2024 and then sold by Concierge Auctions that September for $5.936 million.

Concierge Auctions is also handling the upcoming sale in cooperation with Chad Brasington of Berkshire Hathaway HomeServices, who listed it for the seller, Salt Creek 6.

But Brasington’s ties to the property run deeper than that. His parents, Mitch and Peggy Brasington, bought the property in 1995 and built it into what he said is “the premier equestrian facility on the western slope of Colorado.”

After Mitch Brasington died in 2020, the property was listed for various prices from 2022 through 2024, according to Redfin, before being sold in the 2024 auction with Chad as the listing agent.

 Concierge Auctions Project Manager Mark Mollner said that 2024’s winning bidder “has decided to go in a different direction, so he’s asked us to sell it for him as it’s such a unique asset.”

Bidders can compete for the whole ranch, which is also listed for $9.875 million, or for the house, which is listed at $6.8 million; the cabin, which is on the market for $1.87 million; or the equestrian center, which is priced at $2.89 million.

The ranch, which is a 40-minute drive from the ski slopes of Vail and Arrowhead, Beaver Creek and the Bachelor Gulch resorts, is bordered on three sides by national forest and Bureau of Land Management-owned lands.

The lodge-style main house has four bedrooms and six baths and is set on 52.25 acres. It spans 9,416 square feet and has a great room, picture windows that capture the views and wood decks that extend living spaces to the outdoors.

The 1,365-square-foot cabin, whose exterior, like that of the main house, is made of log timbers, is on a 35-acre plot. It has two bedrooms, two bathrooms, vaulted ceilings and a wood deck.

The equestrian center, a 45,000-square-foot regulation riding area, is on 35 acres. It has stalls for 26 horses, an apartment and commercial space with two full bathrooms and two half baths. Its vehicles, equipment and furnishings are included in the price.

The protected land surrounding the ranch is home to one of the larger elk herds in North America and offers more than 300 miles of trails for mountain biking, running, horseback riding, snowshoeing and cross-country skiing.

Sylvan Lake State Park, which offers year-round fishing, is a 15-minute drive away, and the Frost Creek championship 18-hole golf course is about six minutes from the ranch.
