The latest wave of signings builds on an already established footprint. Marriott currently operates 47 properties and more than 6,000 rooms across 10 brands in 12 Greek markets, positioning the country as a meaningful platform within its Southern European development strategy. The new projects extend that base across resort destinations, island markets and Athens, combining different formats within the same geography.
“As one of the world’s most desirable leisure destinations, Greece continues to offer significant opportunities for Marriott to expand its footprint across its islands, coastal regions, and urban centres. These new signings reflect the strong confidence owners and franchisees place in Marriott and underscore the sustained demand for our diverse and inspiring portfolio of brands in the Greek market.” said Jerome Briet, Chief Development Officer, Europe, Middle East & Africa, Marriott International
A more structural signal lies in the arrival of two new brands in Greece, each serving a distinct role in Marriott’s local growth model. Residence Inn by Marriott Athens, a 57-room property scheduled to open in 2027, introduces an extended-stay urban format designed to capture longer-duration demand in the capital. Meanwhile, Le Méridien Sissi Crete, a 229-room resort also expected to open in 2027, strengthens the group’s resort positioning on the island.
Cyclades favor lighter formats
In the Cyclades, Marriott follows a different logic. Rather than pushing scale through large standardised resorts, the group is leaning into smaller-format, design-led and independent-style assets, better aligned with the economics and product expectations of these island markets.
Upcoming openings in the Cyclades :
- Orosea, Paros with 40 rooms, expected opening 2026
- Eréma, Milos with 41 keys, expected opening 2026

Already opened in the Cyclades:
- Tella Thera, a Member of Design Hotels : Santorini with 20 rooms, opened 2025
- Stamna Sifnos, a Member of Design Hotels : Sifnos with 20 rooms, opened 2025
This pattern shows Marriott relying on Autograph Collection and Design Hotels to capture demand through lighter brand architecture and local differentiation. In these markets, scale comes less from room count than from the ability to align with scarcity, design value and destination fit.
Crete carries the largest pipeline concentration
Crete is the main growth cluster in this announcement, both in terms of room volume and brand deployment. Marriott is reinforcing an already established presence on the island, using Crete as a base to expand across multiple positioning layers.
Upcoming openings in Crete :
- The Tenant, Heraklion Crete, Tribute Portfolio : Heraklion, Crete with 40 rooms, opening 2026
- Le Méridien Sissi Crete, Le Méridien : Sissi, Crete with 229 rooms, opening 2027
- Milatos Marriott Resort Crete, Marriott Hotels : Milatos, Crete with 314 rooms, opening 2028

That strategy builds on an existing platform that has already moved beyond single-asset presence. Marriott now spans luxury, premium, lifestyle and design-led hospitality in Crete, giving the island a central role in the group’s Greek resort strategy
Existing Marriott presence in Crete:
- JW Marriott (luxury flagship) : JW Marriott Crete Resort & Spa
- The Luxury Collection : Domes Zeen Chania, a Luxury Collection Resort, Crete
- Autograph Collection : Domes Noruz Chania, Autograph Collection ; Domes of Elounda, Autograph Collection
- Tribute Portfolio : Alai, Crete, a Tribute Portfolio Resort
- Design Hotels : Minos Beach Art Hotel, a Member of Design Hotels ; The Tanneries Hotel & Spa, a Member of Design Hotels
Together, these assets show Marriott treating Crete as a structured island market, not simply a high-volume leisure destination. The combination of brand entry, larger-format resort development and established lifestyle assets gives the group broader coverage across price points, guest profiles and stay occasions.

Zakynthos broadens the island map
Zakynthos broadens Marriott’s island coverage beyond the Aegean. The Ionian island remains one of Greece’s most visible summer resort markets, with a positioning that supports higher-end leisure demand and continued branded resort development.
Upcoming opening in Zakynthos:
- Hymnos, a Luxury Collection Resort & Spa, The Luxury Collection : Zakynthos with 94 rooms, opening 2026

Existing Marriott presence in Zakynthos:
- Domes Aulus Zante, Autograph Collection : Zakynthos : existing
- Olea All Suite Hotel, Design Hotels : Zakynthos : existing
The project strengthens Marriott’s presence in Zakynthos by adding a more pronounced upper-end layer to an already established island base. More broadly, it shows the group extending its Greek resort coverage across distinct island ecosystems, rather than concentrating only on one tourism basin.
A more layered Greek market
What Marriott is building in Greece is no longer just a leisure footprint. It is becoming a more structured operating platform, where Crete concentrates scale, the Cyclades host lighter design-led formats, Zakynthos supports upper-end expansion and Athens adds urban diversification.
